Our process is the recipe for how we “build joy.” At SoBo Homes, we focus on delivering exceptional results through three key processes: Initial Design, Final Design, and Construction. In the Design phases, we collaborate with you to create customized designs that reflect your unique vision and lifestyle. This process ensures that every detail is carefully considered and tailored to your needs. Once the design is finalized, we move into the Construction phase, where our skilled team brings the vision to life with experience and high-quality craftsmanship. Both phases work seamlessly together to ensure a smooth, enjoyable, and successful experience.

Initial Design

We launch your project through a collaborative discovery of your wants, needs, lifestyle and aesthetic style. We then explore possibilities and deliver solutions in reimagining your home.

  • Kick-off Process:  We gather your ideas, understand what you’re trying to gain or solve, discuss project potentials, scope, and estimated cost ranges. 
  • Initial Design Review: We’ll present 3 viable concepts including new floor plans & preliminary renderings to inspire you as to what’s possible.
  • Design Feedback Meeting: We listen to your feedback, then create an updated drawing iteration called the Composite Plan.
  • Composite Architectural Design ReviewThe Composite Plan is finalized to meet owner’s expectations and includes a Cost Estimate range. At this point you own the initial project design and have an understanding of the construction budget range.

Final Design

The goal of this phase is to lock in all the details for your project to move forward with construction. This includes engineering, architectural design, interior design, finish selection, detailed scope of work, and final pricing.

Fee Structure: 9% of Anticipated Construction Costs

  • Collaboration: You’re invited to our project management software to aid in communication. Our design team meets with you regularly for about 4 – 6 weeks to iterate on the Composite Plan. We then convert it to a Construction Plan. The Scope of Work Outline transitions into a detailed Scope of Work.
  • Architectural Design: We’ll finalize layouts, rooflines, and design ideas. We complete the construction plans, structural engineering, and MEP development. This is another Cost Estimate check-in point.  Upon your approval, we will submit for the required building permits and move toward the Construction Contract.

Fee Structure: 20% Construction Deposit

  • Interior Design You’ll work with our Interior Designer to pick finish materials such as tile, plumbing fixtures, appliances, flooring, paint, hardware, etc. This is a period where many decisions are made; we will make it fun and exciting. We’ll meet for a final presentation and review of selected materials. Now you can really envision your new space!
  • Pre-construction The goal of this phase is to finalize the Scope of Work and convert the Cost Estimate into the final fixed price.

Construction

We’re a full service construction company. We produce all phases of construction, from excavation and foundation/site work to custom interior finishes. Our project-end goal is to delight you with the SoBo experience and your custom-designed space.

Fee Structure: 1st Construction payment.

As all the decisions have been made, we work on a fixed price, which allows us to build more quickly and efficiently. We spread invoices evenly through the building process and reconcile at project’s end.

  • Operations:  Every job is assigned to one of our Project Managers. You’ll meet weekly with your PM throughout the entire construction phase.
  • SoBo’s Paperless Process: All change orders, invoicing, and other paperwork during construction is managed online via our project management software.
  • Caliber of Work: We carefully curate our vendor partners for quality and craftsmanship.
  • Your Warranty:  We provide you with a 2-year comprehensive Warranty upon job completion.
